    Putting your home up for sale means that you need to get the word out. When you decide to sell it yourself - as a For Sale By Owner - then all of the advertising is up to you. One of the most effective ways to do this is to place it online, alongside of other advertisements for houses and property for sale. The traffic to that Web site will help your house to be seen by more potential buyers.

    A number of Web sites now exist that can help you accomplish this. Usually they are organized for those who are selling your home yourself (FSBO), or Realtor listings with the MLS. Here are some tips about how to go about advertising your house online.

    1. Find The Web Site You Want

    Do an online search for a Web site that will help you sell your home online. You will find a number of them - some are better than others.

    2. Select The One Most Useful

    After looking a few of them over, you will need to choose one of them as your place to advertise. For a wider audience, though, you will want to be a little selective. Probably the easiest way to do this is to go with a Web site that:

    · has been around for some time

    · has a lot of houses for sale

    · allows you to post pictures - the more the better.

    3. Sign-up

    Find out what terms may apply to your using that particular Web site, and see how long you get to post your advertisement. This is often done on a monthly basis meaning that you pay so much for each month you keep the Web page. Some of them will allow you to have the first month free, so be sure to look around.

    4. Build Your Web Site

    This is where a little bit of time will be needed in order to have the greatest impact. You should include some quality still pictures showing the outside and some on the inside. In addition, though, probably the best way to get the attention of potential buyer's is to post a walk-through video with you (or someone with a good voice) talking about the house as you take them on a tour. Be sure the house is properly prepared for showing before you take the video or pictures. This will help it to have the greatest appeal.

    5. Include Your Contact Information

    Make sure that you put on your Web site some way for people to get in touch with you ? such as an email address. You can create a temporary one for this purpose. The only way for someone to buy your home, obviously, is for this to take place. Stay away, though, from posting too much personal information.

    With the proper publicity, it won't be long until the inquiries come. Soon, your house for sale will need to be shown, and then your sale will soon follow.
